---CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original
--- signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this
--- Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated.

Payment in full must be received at time of booking or 90 days prior to arrival.

---CANCELLATIONS

If you cancel more than 60 days before check-in, all but $50 (service charge) of your
security plus loss and damage deposits will be returned to you in the form of check by mail.

If you cancel less than 60 days before check-in, you will forfeit your one-third-total-rent deposit.
Loss and damage deposit will be returned in the form of check by mail.

If you cancel less than 30 days before check-in, you will forfeit your total rent.
Loss and damage deposit will be returned in the form of check by mail.

The first day of the rental, there will be no refunds for any reason.

No credit will be given for shortened stays due to late arrival or early departure for any reason.

No cancellations due to weather.

Rentals are for guest accommodations, small events, and/or holiday purposes only. No setting up of residency.

Any person booking a rental must be over 21 years old and accept full responsibility for all other guests.

Bookings must be made by telephone and shall be confirmed after one third of the total rental payment plus the loss and damage deposit is made.

Number or limit of occupants or guests must be agreed upon in writing at time of booking.

The number of people may not exceed 8 persons for a sleep-over unless agreed upon by us in writing.

The number of persons may not exceed 8 persons for any other event unless agreed upon by us in writing.

If your rental period occurs within 60 days of the time you make the booking, the total rental price plus the loss and damage deposit is due at booking.

If your rental period starts more than 60 days from the time you make the booking, you pay one third of the total rental price plus the loss and damage deposit.

Total rental price plus loss and damage deposit is due by 60 days prior to the rental period or the booking is not secure and the house is made available to others.

If bookings are canceled by you or your representative within 60 days prior to the rental period, we return the loss and damage deposit but keep the deposit of one third of the total rental price.

If we must cancel a booking because of an act of God or other unforeseen circumstances, we will not be held liable for anything other than a refund of the entire amount you have paid.

We or our representatives may have access at any time to the property for any reason.

Pets are not allowed on the property unless agreed upon by us in writing.

Smoking is not allowed inside the house. The loss and damage deposit will not be returned if your or other guests smoke inside the house.

We will not be held responsible for loss or damage to your personal property.

We will not be held responsible for any illnesses or injuries sustained by you or your guests.

You may not sublet or charge any people any fee for admission to any event or sleep-over.

Any gathering of more than four people on the patio must cease by 10:00 PM on weekends and 9:00 PM on weekdays unless agreed upon by us in writing.

Amplified music of any kind is not permitted on or in the property unless agreed upon by us in writing.

All items on and in the property, including all furniture and art, is inventoried and appraised, and the loss and damage deposit will not be returned if anything is missing or damaged.

If any damage or loss to the property or items on the property is greater than the deposit made, the additional value will automatically be charged to your credit card.

If your credit card cannot cover the loss or damage, you are still held responsible to pay for any loss or damage.

You must leave the property in the condition it is in at the beginning of your stay, or you will loose the loss and damage deposit.

You must bag all trash and leave it in the kitchen before you leave. We will remove bagged trash. We will strip the beds and wash the linens after you check out.

If you leave the property and its contents in the condition it is in at the beginning of your stay, the loss and damage deposit is returned to you in the form of check by mail.

Check-in time is 3:00 PM on the day of arrival and check-out time is 12:00 noon on the day of departure.

Special arrangements can be made for those who want to have a midday event.
